How an off-plan payment plan works

You pay in stages as the building goes up, rather than the full price at once. Amounts and dates differ by developer, and your agent will give you the schedule for each project.

01

Reservation

A deposit holds a specific unit while the contract is prepared.

02

Contract

A first payment is made when the sale and purchase agreement is signed.

03

Construction

Instalments are paid in stages while the project is built.

04

Transfer

The balance is paid when ownership is registered at the Land Office.

Buying off-plan in Pattaya, answered

Can foreigners own a condo in Pattaya?

Yes. A foreigner can hold a condominium unit freehold in their own name, provided foreign-owned units stay within 49% of the building's saleable area. The purchase money has to come into Thailand from abroad in foreign currency. Units outside the foreign quota are usually sold leasehold. The price list shows which applies to each unit.

How do off-plan payment plans work?

Each developer sets its own schedule, but the pattern is a reservation deposit, a payment on signing the contract, instalments during construction and the balance on transfer. We send the exact schedule for every project you are interested in.

What if a project is delayed?

The sale and purchase agreement states the completion date and what you are entitled to if it is missed. Ask for the contract terms and the developer's delivery record before you reserve; we send both on request.

What costs are there besides the price?

At transfer there is a Land Office transfer fee of 2% of the registered value, shared between buyer and developer as the contract sets out, plus a one-off sinking fund payment and maintenance fees paid in advance. We give you the figures for the building before you commit.

Is this free?

Yes. It is free and there is no obligation to view or buy anything.

Who will contact me?
