How the index works

For each new project we take the developer's lowest price per m² from their current price list: the cheapest unit's price divided by its size. Projects are grouped by area and by kind (condominiums separately from houses and villas, which are priced on a different basis). The figure for each group is the median, the middle project, so one unusual price list cannot move it. A median is shown only where at least three projects are priced.

Prices come from developers and change; they are starting prices, not the price of every unit. A reading is saved on the first of each month so the change can be tracked. We do not forecast prices, rents or returns.
